For several years now, Cyprus has been attracting more and more people from around the world. Until recently, most associated it primarily with holidays and beautiful weather. Today, more and more of my clients are considering buying property here—not only as a place to relax, but also as a conscious investment and a way to secure their future.
Entrepreneurs, IT professionals, investors, retirees, and families seeking a safe place to live in a European Union country are moving to the island. As a result, demand for apartments and houses is growing, and the real estate market is developing very dynamically.

Larnaca – a city with great potential
I also talk to my clients more and more often about Larnaca.
Just a few years ago, it wasn't as popular as Limassol or Paphos. Today, the situation is completely different. The city is developing rapidly, with new investments underway, infrastructure being modernized, and the marina being expanded.
A major advantage of Larnaca is its consistently more favorable prices compared to Limassol. This allows many people to start investing on a smaller budget while still benefiting from potential future property appreciation.
This is why Larnaca is now one of the locations I most often recommend to people starting to build their real estate portfolio.
Paphos – investment and lifestyle
Paphos has a completely different character.
For years, it has attracted clients from the UK, Germany, Poland, and Scandinavian countries. Many of them buy properties not only as investments but also as places to live part of the year or permanently.
As a result, the market isn't solely based on seasonal tourism. Both short-term and long-term rentals are doing very well.
This gives owners greater flexibility and the ability to adapt the rental method to the current market situation.

Nicosia – a stable market all year round
Although most foreign investors focus on coastal cities, Nicosia is also worth considering.
This is the capital of Cyprus and a market with a completely different character. Demand for housing is primarily driven by government institutions, universities, international organizations, and local businesses.
Thanks to this, the demand for rentals remains constant throughout the year and does not depend on the tourist season.
For people looking for a stable rental income, this can be a very interesting direction.
What properties are most popular today?
Nowadays, buyers and tenants are much more demanding than they were just a few years ago.
The most popular are:
- modern apartments,
- energy-efficient properties,
- estate with a swimming pool and additional amenities,
- apartments close to the sea,
- real estate near business centers,
- investments offering high living comfort all year round.
These are the properties that find tenants most easily and retain their value best.
Why are more and more people choosing Cyprus?
In my experience, for many clients, purchasing a property in Cyprus is no longer just about fulfilling the dream of an apartment by the sea.
It is increasingly becoming a conscious investment decision and a way to build an international real estate portfolio.
